Soaring housing costs reached an all-time peak in Minsk

In recent weeks, the Belarusian real estate market has seen some notable changes in apartment prices across various cities. Here's a breakdown of the current situation:

Starting in the capital, Minsk, the average cost per square meter for apartments has risen by 1.8%, now standing at $1939. This increase is particularly noticeable in the case of "one-room" apartments and four-room apartments. However, specific data regarding the weekly change in housing prices in Minsk and its surrounding regions is not available at this time.

Moving on to Molodechno, the average price per square meter for apartments is $929, marking a 0.5% increase. In Borisov, the average price stands at $841, with a 0.4% rise, while in Grodno, the price per square meter is $967, also up by 0.4%. On the other hand, Vitebsk has seen a slight decrease of 0.2%, with an average price of $845 per square meter.

In the city of Mogilev, the average price per square meter has decreased by 0.5%, now standing at $954. Meanwhile, in Soligorsk, the average price per square meter for apartments is $818, marking a 1.1% decrease. The price per square meter in Gomel remains unchanged at $924.

Interestingly, the October District, as well as the Central and Frunzensky districts, are the most active areas for listing properties for sale. In the Minsk World quarter, the price per square meter has exceeded $2000, setting a new high for the city.

These trends come amidst a context of increasing real estate prices in Minsk, which are described as high and potentially unreasonable, with a relatively low number of deals recently, indicating a stable or possibly upward price pressure. Belarus has been delivering a significant number of new apartments in the country in early 2025, totaling over 13,000 apartments in January-May. This increased supply could moderate price rises, but this information is for a multi-month period rather than a week.

Furthermore, real household disposable income in Belarus increased by 10.5% year-on-year for January-May 2025, potentially supporting increased housing demand and upward price trends.

For precise weekly price changes, local real estate market reports or specialized databases would be needed. This article provides a snapshot of the current situation, but for more detailed and up-to-date information, it's recommended to consult these resources.

Finance experts suggest that the increasing real-estate prices in Minsk and other major cities could drive more individuals to invest in the housing-market, backed by the 10.5% year-on-year increase in Belarusian household disposable income. The weekly price trends, however, remain uncertain due to the limited data available.
