Significant Increase in Costs: New Construction at Asbachhalle in Oberasbach Faces Budget Overrun
In the picturesque town of Oberasbach, the long-awaited Asbach Hall project is nearing completion, following a significant cost increase from its initial estimate in 2017. The new sports facility, initially budgeted at 12 million euros, is now expected to cost approximately 20.2 million euros.
According to the city's building department, the cost increase is primarily due to factors common in large construction projects over extended timelines. These include inflation and rising prices of materials and labor, changes and expansions in the project scope or design, delays and associated overhead costs, and potentially updated regulatory or safety requirements.
The commissioning of the Asbach Hall is planned for September 2025. Despite the exterior work still being pending (paving work and planting), the hall itself is almost ready for use. The sports floor, markings, tribune seating, and fixed sports equipment have already been installed. The changing rooms, sanitary facilities, and kitchen are completed, and the commissioned construction work amounts to 17.3 million euros.
Additional charges for the project total 1.4 million euros, while disputed claims have added an additional burden of 0.9 million euros to the budget. Without any construction changes, the general price increase would have resulted in costs of around 18.7 million euros for the Asbach Hall.
The new Asbach Hall will serve as a modern sports facility for schools, the adult education center, and clubs. The planned usage fees for the facility have caused discontent among the clubs, but the town council is hopeful that the benefits of the new facility will outweigh any initial concerns.
Meanwhile, the town of Furth is planning a new three-field sports hall in Stadeln with an estimated cost of around 18 million euros. The construction price index trend partially explains the cost increase for the Asbach Hall project, and it remains to be seen whether similar factors will impact the Stadeln project.
