Restoration Efforts at Nollendorfplatz: On-going construction at the Metropol Theatre
In the heart of Berlin-Schöneberg, construction has begun on a new office building named "NO6" at Nollendorfplatz. The project, which was acquired by the Düsseldorf-based private equity investor COLCAP in spring 2025, aims to give the area a modern makeover.
The international architecture firm HENN is responsible for the design of the "NO6" building, which will boast a planned area of 5,000 square meters and seven levels. The design incorporates elements from the historical surroundings while maintaining a contemporary and future-oriented look. The facade of the building will be clad with recycled copper, adding a unique touch to the architecture.
The energy concept for the "NO6" building aims to operate it largely CO2-neutral. This will be achieved through the use of photovoltaic systems, geothermal energy, and energy-efficient building technology. Additionally, the building will feature an intelligent sun protection system and a ventilation system with heat recovery to optimize the indoor climate.
The Metropol Theater, a popular neighbor of the new building, has a rich history. Opened in 1906 as the "New Theatre," it was an important venue for theater, concerts, and variety shows in Berlin for decades. In the 1970s and 1980s, the Metropol became a central hub of the Berlin club and music scene. After destruction in World War II, the Metropol was used differently; first as a cinema, later as a discotheque and concert hall. It was reopened in 2019 and now serves as a multifunctional event venue with historical character, although it is only open irregularly.
The "NO6" building will be constructed next to the protected Metropol-Theater. Originally designed as a representative ornamental square, the Nollendorfplatz evolved over time into a major transportation hub. In the post-war era, a two-story functional building was erected on the site where the new office building is now being realized. It served as a casino for many years.
The upper floors of the "NO6" building are primarily intended for office space, with the ground floor planned for a gastronomic use. The new office building is expected to contribute significantly to the revitalization of the Nollendorfplatz area.
