Redevelopment plan for a 115-meter tall structure on Jannowitzbrücke: Instead of a hotel, it will be a combination of residential and commercial spaces.

In the heart of Berlin, a new high-rise is set to become the city's latest architectural marvel. The "JAHO" project, located near Jannowitz Bridge, will feature a 70-meter high office tower, surpassing the heights of neighboring residential buildings by a significant margin.

The location, close to Alexanderplatz and with further planned high-rise projects of similar scale, is seen as suitable for high-rises. The plot, originally planned for a 68-meter high hotel, was later sold to HB Reavis, a real estate and project development company based in Slovakia.

HB Reavis is no stranger to Berlin, having realised commercial projects such as "DSTRCT.BERLIN" in Prenzlauer Berg and "PLTFRM.BERLIN" near the Ostbahnhof in Friedrichshain. The Copenhagen-based architecture firm Bjarke Ingels Group (BIG) has been commissioned for the development of the initial designs for the future high-rise building at Jannowitz Bridge in Berlin-Mitte.

The new building will have a mixed use, with commercial spaces and residential apartments. However, the project developer has announced plans to establish only rental apartments in this part of the building. The non-commercial parts of the building, amounting to 9,000 square meters and intended for residential, cultural, or non-profit facilities, require a clear definition before a new building plan can be made.

Ten offices have provided first designs for the future high-rise, with five designs to be further developed in a second competition phase. A publicly accessible rooftop terrace, about 2,000 square meters in area, is planned for the top of the building, though details about design and public access are yet to be determined.

The Schicklerhaus, a historic building adjacent to the plot, has recently been renovated and expanded. On the other side of Alexanderstraße, a new residential and commercial building with 50 rental apartments is currently under construction.

Ephraim Gothe, district mayor for urban development in the Mitte district, emphasized the importance of involving the public early in the planning of high-rise projects. Construction start for the project could be by the end of 2026, with completion expected by the end of the 2020s.

Meanwhile, the adjacent commercial project "JAHO" is being built, featuring an office tower designed by David Chipperfield. The "Central Tower" at the Jannowitz Bridge will significantly surpass the height of neighboring residential buildings, which belong to a housing cooperative and are each about 58 meters high.
