The Sendlinger Loch construction site in Munich, long idled, is set for a new lease of life as the new owners, Pembroke and Ehret and Klein, announced plans to build rental apartments instead of the previously planned luxury condominiums.

The new owners, a US-based company Pembroke and a Starnberg-based firm Ehret and Klein, commenced work on the site by pumping out the water that has filled the construction pit, marking the beginning of the project's revitalization. The process started in early July 2025.

Although the apartments will be for rent, it is anticipated that they will not come cheap. Specific details on the number of apartments, sizes, or the estimated completion date have not been revealed yet. However, it has been confirmed that the apartments will be of high quality and sustainable, with a mix of larger and smaller units.

The site, located at Alramstraße 14, has been a talking point in Munich for some time due to its long inactivity. Previous plans by the Munich company M-Concept to build 128 luxury owner-occupied apartments never materialized due to financial problems.

The news of the new plans has been met with approval from locals. Daniela K., a resident of the area, expressed her delight, stating that she is pleased to see the plot at Sendlinger Loch being used more effectively.

Interestingly, the Rewe market and a kindergarten will return to the building once the construction is completed. The exact details regarding the retail space, including a potential flower shop, are still under discussion.

The regional director of Pembroke in Germany, Christian Bosiljanoff, confirmed that their projects are created with the goal of remaining in the long term and being rented out. The project at Sendlinger Loch is no exception.

The construction is expected to commence by the end of October and is planned to be completed within two years. The long idle construction pit poses a challenge, but the new owners are determined to move forward with the project.

As the project progresses, more details are expected to be revealed, including the exact number of apartments, their sizes, and the estimated completion date. For now, the focus is on the change from ownership to rental housing and the recent start of site preparation.
