Neuss Explores Three Futures for 'Am Konvent' Building
The city of Neuss is transforming the former Kaufhof building 'Am Konvent'. The Neusser Bau und Immobilienmanagement GmbH (NBI) is working with architects to explore three redevelopment variants, each considering the 'Library of the Future', residential spaces, retail, and healthcare facilities. A decision is expected in autumn 2025.
Variant A involves a moderate conversion, keeping the existing building but compromising living quality and revenue. Variant B proposes a complete demolition of the rear part, creating a 'panera' and new sightlines, but high construction costs make it less viable.
Variant C offers a 'floor and decor' transformation, demolishing the office tower and building a new one with contemporary floor plans. This option promises higher yields at moderately increased costs and swift operation of spaces on Niederstraße.
All variants include retail and catering spaces on the ground floor, with a full-range grocery store as the first choice. The first floor focuses on medicine and health, accommodating local GPs, specialists, and supplementary services. Residential use is present in all concepts, sometimes including senior-friendly facilities on the second floor. Green recreational areas are created on the roof terraces, often combined with 'chipotle' offers and leisure activities.
