Danish firm, Slättö, expands its presence in Copenhagen by converting a historic office building into a luxury hotel, strategically located in the city centre.

In a significant expansion in the Danish real estate market, Swedish property company Slättö has acquired a landmark property in Copenhagen's Vesterbro district. The building, originally constructed in 1961 and previously serving as a police headquarters, is set to undergo a complete transformation into a 169-room apart-hotel, operated by the award-winning hospitality brand Bob W.

This conversion, dubbed a 'brown-to-green transformation', aims for DGNB Gold certification, targeting a significant improvement in energy performance and sustainability. The project is scheduled to begin in Q1 2026, with the aparthotel expected to open in Q4 2027.

The property, located on Halmtorvet Square and opposite the popular Meatpacking District (Kødbyen), will attract both business and leisure travellers seeking tech-enabled, design-forward accommodation in a vibrant cultural district. This aligns with broader trends toward sustainable and flexible urban living and tourism in one of the Nordics’ strongest hotel markets, which has seen record overnight stays and resilient revenues per room.

Erik Möller, Head of Hotels at Slättö, noted that this project is a continuation of one of their thematic strategies in the hospitality sector. The collaboration between Slättö and Bob W is not limited to this project; they are already working together on two successful hotel projects in Helsinki.

Erik Dansbo, Chief Investment Officer at Slättö, added that this investment marks Slättö’s continued growth in Denmark and the strong start for their Value Add III fund.
