Construction company Forte Partners initiates building project for U Center 3 in Bucharest, worth approximately 100 million euros.
In the heart of Bucharest, a new addition to the city's skyline is taking shape. Forte Partners, a leading real estate developer in Romania, is responsible for the development of U Center 3, a modern, sustainable mixed-use development.
U Center 3 is a 12,500 sqm office building, complemented by 1,700 sqm of retail space and 200 apartments. The project, located in the Tineretului area, follows the urban planning profile as a mid-rise structure with two basement levels, a ground floor, and six floors (the top two floors set back).
The office component of U Center 3 will be a state-of-the-art building, featuring new amenities building on those in U Center 1 and 2. The focus is on sustainability and smart building technologies. The building will boast biophilic design to enhance occupants' connection to nature, a rainwater reuse system for irrigation, weather forecasting integration to optimize cooling, automated lighting controls adapting to daylight, and various Building Management System (BMS) modules aimed at energy savings.
Energy supply for U Center 3 will be fully electric, with no gas connection, and the building will comply with nZEB (nearly Zero Energy Building) standards. The project pursues certifications like LEED and WELL Platinum from U Center 2, as well as GRESB and Access4you certifications. U Center 3 will run on 100% renewable energy sourcing.
The residential part of U Center 3 will consist of 200 apartments, with ground floor retail offerings such as a large-format Auchan supermarket and a Manufaktura coffee shop to serve residents and visitors. The retail space, approximately 1,700 sqm, is designed to complement the residential and office uses, enhancing the mixed-use community feel.
Forte Partners, founded in 2014 and currently owned by the Jabra brothers, Geo Mărgescu, and Stephen Burke, has developed a portfolio of projects worth over EUR 550 million. The company has been active in Romania, developing various projects that contribute to the country's urban landscape.
Construction of the office component of U Center 3 began in mid-2025, with residential construction planned for 2026.
