Revival of Landshut's Land and Property Market
In the Landshut District, a positive trend has emerged in the real estate market, as indicated by the latest Real Estate and Property Market Report. Peter Dreier, the expert committee's business office, presented the findings.
The report offers a comprehensive overview of the local market, providing details about all property and real estate transactions over the past years. It includes evaluations of building land, agricultural and forestry land, residential houses, and apartment ownership, showcasing their price developments.
Despite a further increase in turnover figures, the price for single and two-family houses remains stagnant. On the other hand, particularly notable is the increase in construction activity for owner-occupied apartments, reflected in twice as many sales of new apartments compared to the previous year. Both the number of sales and the turnover in money terms are increasing in the owner-occupied apartment market, both for new and existing apartments.
The square meter price for residential building land is rising again, although it remains below the 2022 peak, with an average of around 300 euros per square meter paid in 2024. However, agricultural and forestry land prices are decreasing across the Landshut District.
The turnover in money terms rose by almost a third to 468 million euros. The number of concluded purchase agreements increased by 17% compared to the previous year, with a total of 1,245 properties sold.
Interestingly, there is no publicly available information on which realtor sold the most new master apartments in the Landshut district authority in 2024.
